Modernizing New Mexico's Workforce Hub: Sustainable Upgrades for the TIWA Building

ALBUQUERQUE, NM 

The New Mexico Department of Workforce Solutions (NMDWS) aims to improve the state’s workforce to boost business and industry productivity. Operating from the 89,000 ft², 5-story TIWA building in downtown Albuquerque, the facility, built in 1976, had not seen significant renovations. It faced aging systems in need of replacement, inefficient space utilization, and inadequate occupant comfort. NMDWS sought a comprehensive renovation plan to address these issues, enhance energy efficiency, and extend the building’s lifespan for another 50 years.

Innovative Solutions

NMDWS needed a partner to develop a comprehensive plan to address these challenges, improve occupant comfort, and extend the building’s life for another 50 years, while ensuring sustainability through energy efficiency measures.

Facility Upgrades:

Installed 1,600 new LED lighting fixtures with advanced controls to reduce energy costs. 

Modernized HVAC system with a variable refrigerant flow (VRF) system and heat recovery for efficient heating and cooling. 

Implemented a new open-protocol Building Automation System (BAS) for centralized control and improved energy management. 

Abated hazardous materials and insulated exterior walls to enhance safety and thermal efficiency. 

Upgraded domestic water fixtures to reduce water consumption. 

Overhauled the electrical system to reduce energy waste and improve efficiency. 

Optimized utility costs by identifying rate change opportunities and renegotiating contracts. 

Upgraded IT infrastructure, including new CRAC (Computer Room Air Conditioning) equipment. 

Installed a 30 kW rooftop solar photovoltaic system to support renewable energy goals. 

Replaced low-voltage transformers with high-efficiency units to improve the efficiency and reliability of the electrical infrastructure.
